- 4. Tender Process for Contractor Selection:
- • Tender Documentation: Creating detailed tender documents for the contractor selection process.
- • Contractor Procurement: Sourcing and listing eligible contractors.
- • Credential Report Preparation: Compiling comprehensive reports on contractor credentials.
- • Tender Agreement Preparation: Drafting tender agreements with standard security, insurance, and safety clauses in accordance with norms and arbitration rules.
- • Coordination of Drawings: Managing and coordinating Architectural, Structural, MEP, and Landscaping drawings.
- • Layout Marking: Providing and verifying layout marking as per the approved plan using Total Station surveyors.
B. PMC Project Execution & Documentation
Our project execution and documentation services ensure that all aspects of the project are meticulously managed and recorded:
- 1. Project Master Schedule:
Developing and maintaining a comprehensive project master schedule.
- 2. Project Budget and Cash Flow Statements:
Regularly updating and reviewing project budgets and cash flow statements.
- 3. Drawing Coordination:
Checking and coordinating consultant drawings and issuing Good For Construction (GFC) documents to all contractors.
- 4. Execution Clarifications:
Providing clarifications to contractors during the execution phase.
- 5. Joint Measurement Record (JMR) Documentation:
Maintaining transparent documentation for excavation contractors for billing purposes.
- 6. Project Milestones:
Setting and tracking project milestones according to the project master schedule.
- 7. Quality Methods:
Implementing quality methods and specifications for civil works as per IS 456-2000 standards.
- 8. Safety Procedures:
Developing and enforcing safety manuals and procedures for all contractors.
- 9. QC Lab Procedures:
Providing QC lab procedures and formats for contractors to follow, ensuring material quality and compliance.
- 10. Quality Records Maintenance:
Maintaining comprehensive quality records in accordance with IS codes.
- 11. Review Meetings:
Conducting weekly site review meetings with project managers, clients, and contractors, and monthly reviews with the PMC Head.
- 12. Contractor Billing:
Checking RA bills of contractors and submitting payment advice to clients as per the approved agreement.
- 13. Payment System Maintenance:
Managing the total payment system for contractors, including RA bills, cumulative bills, retention money, and deductions.
- 14. Reconciliation Statements:
Submitting project reconciliation statements and material consumption comparisons before releasing final bills to contractors.
- 15. BBS Approvals:
Checking and approving BBS before steel cutting to minimize errors and material wastage.
- 16. Work Level Checks:
Following standard PMC pour card and work execution approval systems.
- 17. Daily Progress Reports (DPR & DLR):
Maintaining daily progress reports with working photos sent via email.
- 18. Safety Implementation:
Implementing PPE measures, safety rules, and conducting safety awareness programs on site.
- 19. Quality Checking:
Performing slump tests, cube test reports for 7 & 28 days, and maintaining quality approval records for materials.
- 20. Cost Control:
Implementing cost control methods and providing suggestions to the client as needed.
